BUYERS INSPECTION
This inspection is a complete assessment of a home’s visible and readily accessible components. Our inspection findings will be recorded in an itemized report that we’ll have ready for you in 24 hours or less.

When the inspection calls for it, we’ll include a basic Thermal Imaging scan and Moisture Meter reading at no extra charge. Aerial Drone Photography or a Spectoscope may also be used to inspect damaged or otherwise unsafe roofing systems.
A Buyer’s Inspection is available for most residential properties, including mobile homes.
Mold Inspection
This inspection will assess a home for active mold contamination and the potential moisture issues that can facilitate mold development in the future. If mold is discovered, further action can be sought by having us take surface and air samples to send off for laboratory testing.
WDO/Termite Inspection
This evaluation of a home will determine if structural components have been impacted by damage from termites or other wood-destroying organisms. Termite damage is not always easy to spot without having undergone the appropriate training, so it’s extremely beneficial to a prospective homebuyer to bring in a state-licensed termite assessor to inspect the home.
Water Testing
This service is designed to evaluate the water quality of a home. We’ll take samples from the tap and well to send off to a local laboratory who will then determine if bacterial or chemical contamination is present.
Commercial Property Inspection Services
This inspection will evaluate the overall condition of most light commercial properties, including storefronts, office spaces, and small warehouses. We’ll go through the property’s readily accessible areas to search for potential damage, defects, or areas of unsafe construction that need to be taken into consideration before a prospective buyer or investor makes a decision.
Pre-Listing Inspection
Before you create the listing for a home you’re intending to sell, you should schedule this inspection to help maximize the chances for a successful transaction. We’ll evaluate the home for safety issues or defective areas that could potentially detract from the home’s value or deter prospective buyers if the issues go unresolved or unannounced prior to the buyer’s own inspection.
New Construction Inspection
This inspection should be scheduled prior to the builder’s walkthrough so that we can provide an unbiased assessment of the new home’s condition. If defective areas are identified during the inspection, you’ll have time to take the issue up with the contractors before the project is complete and it becomes a major headache.
New Construction Phase Inspections
Phase Inspections typically occur at three or more stages of construction on a home. By evaluating the home as it progresses through each phase, we’ll be able to identify potential material defects or safety issues so that they can be resolved without substantial backtracking. This saves all parties involved from having to go through a major inconvenience while preventing the homeowner from having to deal with a costly issue in the future.
11th Month Warranty Inspection
If your new home is backed by a 1-year warranty from the builder, then you should take advantage of it before that first year has passed you by. We’ll come to the home to perform an extensive evaluation of most visible and readily accessible components, taking note of potential defects or safety issues that we discover. This gives the homeowner a chance to consult the home’s warranty to determine whether or not the necessary repair work qualifies for coverage or reimbursement.
4 Point Inspection
This inspection will determine if a home is in a good enough condition to meet the minimum property standards of most insurance agencies. Home insurers typically look at four main areas of a home: the roof, HVAC system, electrical system, and plumbing system. If we find these areas to be in good condition, our report should give you the proof that an insurer requires before considering a policy.
Loan Draw Inspections
For this inspection, we’ll arrive to a build site at several different phases to gauge the current progress of home construction and to make sure that the project continues to be in compliance with the loan agreement. This will help to ensure that funds are disbursed at the agreed upon times and that there are no significant delays in construction.
Re-Inspections
If a component of a home was found to be defective during one of our other inspection services, then it stands to reason that you as the homebuyer are concerned about the quality of your prospective investment. This inspection will help you gain peace of mind by confirming whether or not necessary repairs or component replacements have been performed correctly prior to closing negotiations.
Pool Inspections
When a pool is included with the listing for a home, it can really sweeten the deal. But it’s a good idea for prospective homebuyers to make sure the pool is in good condition before finalizing an investment. We’ll thoroughly evaluate the pool’s structure, additions such as ladders and diving boards, and the mechanical system to look for defective components that could pose safety issues or require expensive fixes.
Thermal Imaging Inspection Services
We offer a full Thermal Imaging scan of a home for clients who would like the added assurance that infrared thermography can provide regarding a property’s condition. Studying the infrared signatures of each readily accessible area in a home can reveal energy issues, electrical hotspots, or moisture deposits that may be impossible to see otherwise.
Pre & Post Summer Rental Property Inspections
This inspection can save a major headache for clients who own properties that are rented out seasonally. We’ll comprehensively inspect the property before and after a rental period, making it clear if there are any differences in the property’s condition. This will help protect the property owner by preventing potential false claims about questionable operating systems and building conditions.
Home Maintenance Inspection

Aging-in-Place Inspections

Property Management/House Watching
Long Island is a popular spot for vacation homes, but when you’re not staying in the area for the duration of the year, it can be stressful worrying about whether or not your investment is protected. For this inspection service, we’ll periodically check on your home to make sure that the systems are functioning properly and that there are no other issues that would necessitate immediate attention. We’ll also check on the home after storms to make sure that no damage has occurred.
